1. Definitions

• "embeito" refers to the business operating as embeito, located at 30 Persiaran Danga Utama, 81200 Johor Bahru, Malaysia.
• "Client" or "User" refers to any individual or entity who engages embeito's services or accesses the embeito website.
• "Services" refers to embeito's property rental curation, interior styling consultation, and pet-friendly residence sourcing offerings.
• "Agreement" refers to these Terms & Conditions, together with any service-specific engagement document.
• "Content" refers to all text, images, and materials published on embeito's website.

2. Acceptance of Terms

By engaging embeito's services, submitting an enquiry form, or using our website, you confirm that you are at least 18 years of age and have the legal capacity to enter into this Agreement. If you are acting on behalf of a company or organisation, you confirm that you have the authority to bind that entity.

3. Services

embeito provides property rental consultancy services in Johor Bahru, Malaysia, including Seasonal Rental Curation, Interior Styling Consultation, and Pet-Friendly Residence Sourcing. These services are advisory and facilitation in nature. embeito does not own the properties presented to clients and is not a party to any tenancy agreement entered into between a client and a landlord.

Service availability depends on current property market conditions, client specifications, and scheduling. embeito makes no representation that a suitable property will be found within any particular timeframe.

4. User Responsibilities

• Provide accurate and complete information when making enquiries or entering into service engagements
• Review all property details, lease terms, and documentation before signing any tenancy agreement
• Use our website and services for lawful purposes only
• Not reproduce, redistribute, or repurpose any embeito content without written permission
• Maintain the confidentiality of any non-public information shared with you during consultations

5. Fees and Payment

Service fees are quoted in Malaysian Ringgit (RM) and communicated in advance of any engagement. Current starting prices are:

• Seasonal Rental Curation: from RM 2,450 per placement
• Interior Styling Consultation: from RM 4,000 per engagement
• Pet-Friendly Residence Sourcing: from RM 5,150 per placement

Final fees are discussed and agreed during the intake consultation and confirmed in writing. embeito reserves the right to adjust service fees for future engagements with reasonable notice.

Payment terms and accepted methods will be set out in the service engagement letter. Fees paid for services rendered are non-refundable except where embeito has failed to deliver the agreed service.

6. Cancellation

If you wish to cancel a service engagement, please notify us in writing at [email protected] as soon as possible. Fees paid in respect of work already completed will not be refunded. embeito will discuss any outstanding balance on a case-by-case basis.

7. Intellectual Property

All content on embeito's website — including text, photographs, and design elements — is owned by or licensed to embeito and is protected by Malaysian intellectual property law. You are granted a limited, non-exclusive licence to access and view the website for personal, non-commercial purposes. You may not reproduce or distribute any content without our written consent.

8. Disclaimers

embeito's services are advisory in nature. We make every reasonable effort to present accurate property information, but we cannot guarantee the accuracy of information provided by landlords or third parties. Clients are encouraged to conduct their own due diligence before entering any tenancy agreement.

The website and its content are provided on an "as is" basis. embeito does not warrant that the website will be uninterrupted or free from error.

9. Limitation of Liability

To the maximum extent permitted by Malaysian law, embeito's liability to any client in connection with our services shall not exceed the fees paid by that client for the specific service giving rise to the claim. We exclude all liability for indirect, consequential, or incidental losses arising from the use of our services or website.

Nothing in these Terms excludes or limits liability for fraud, personal injury caused by negligence, or any other liability that cannot be excluded by law.

10. Indemnification

You agree to indemnify embeito against any claims, losses, or expenses (including legal costs) arising from your breach of these Terms, your misuse of our website, or any misrepresentation made by you in the course of a service engagement.

11. Termination

Either party may terminate a service engagement by providing written notice. embeito reserves the right to terminate an engagement where a client has provided false information, engaged in conduct inconsistent with these Terms, or where continuation would be unreasonable in the circumstances. Termination does not affect any accrued rights or obligations.

12. Governing Law and Disputes

These Terms are governed by and construed in accordance with the laws of Malaysia. Any disputes arising from these Terms or our services shall be subject to the exclusive jurisdiction of the courts of Malaysia.

We encourage clients to raise concerns with us directly in the first instance. We will make reasonable efforts to resolve disputes through good-faith discussion before any formal proceedings are initiated.

13. General

• Entire Agreement: These Terms, together with any engagement letter, constitute the entire agreement between embeito and the client for the relevant services.
• Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full effect.
• Waiver: Failure to enforce any provision of these Terms does not constitute a waiver of that provision.
• Assignment: You may not assign your rights under these Terms without our written consent.

14. Changes to These Terms

We may update these Terms from time to time. The revised version will be published on this page with an updated "Last Updated" date. Continued use of our services after changes take effect constitutes acceptance of the updated Terms.
